Are HOA fees associated with the community?
Current HOA fees are $100.00 due annually by March 15 - regardless of move in date. Late fees will be assessed after May 1.

All outdoor items (e.g. patios, fences, swing sets, decks, pools, hot tubs, siding, roof, etc.)
Can I put up a privacy fence?
No. Only ornamental aluminum and wrought iron fences are permitted as well as invisible fences. All fences must be at least fifteen feet from the rear of property line and not extend farther then front property building line and REQUIRE PRIOR APPROVAL of the HOA.Are there any Durham Ridge parking restrictions?
Article 5.4: Residents and guests may park personal, noncommercial vehicles on streets of the Subdivision subject to the Village ordinances (e.g. on the one designated side of the street; not on cul-de-sacs) except between the hours of 2 a.m. and 6 a.m.Do the covenants address garage and driveway use?
Article 5.5: Each residence shall have a minimum two-car attached garage. Garage design will be consistent with the house, side-loaded where appropriate, and/or with a third bay offset in the front elevation. Garage doors shall not exceed 18 feet, and shall remain closed except for brief period of house or landscape maintenance or vehicle loading/unloading. Garages are designed to store two (or three) personal, noncommercial vehicles (automobiles, SUV’s, vans and trucks not more than one ton capacity). These vehicles also may be parked in the driveway temporarily and subject to Village ordinance (e.g. not blocking sidewalk). Other vehicles, recreational equipment, general home-use items, home maintenance equipment, noncommercial machinery may be stored in the garage, not on the exterior property, provided none of the intended two (or three) vehicles are displaced from the garage. If space is not available for personal vehicles in the garage, residents are encouraged to use off-site storage. Campers, RV’s and trailers may be parked in a resident’s driveway temporarily, limited to a 48 hour stay per excursion, for loading/unloading.
Can I rent my home?
Article V, 5.36 - “No residence shall be leased/rented by an Owner to others for business, speculative, investment, or any other purposes with the exception of Residences which are leased/rented to the parent(s) or child(ren) of an Owner. To meet special situations and to avoid undue hardship or practical difficulties, the Board of Directors may, at their discretion, grant permission to an Owner to lease/rent his/her Residence to a specified lessee/renter for a period not less than six (6) consecutive months nor more than twelve (12) consecutive months. The hardship exception may in no event be extended beyond the twelve (12) month period. However, any Owner leasing/renting their Residence to an existing tenant at the time of the filing of this Amendment with the Lorain County Recorder and who registers his Residence as a rental Residence with the Association, shall continue to enjoy the privilege of leasing/renting that Residence until such Residence is sold to another Owner.”How do I contact Grey Hawk Golf Club and The Nest?
